The SSW & Bush team will manage the construction project to achieve predictable results within the project budget and schedule objectives. To meet this goal, the Project Manager will implement and maintain a fully integrated project controls program. This program will assist the project team in managing and controlling all aspects of cost and schedule from the early programming activities through facility turnover.

PROJECT CONTROLS FOCUS
The SSW & Bush team’s philosophy of project controls integrates the elements of scope definition, planning/monitoring of all project activities, and analysis of cost and schedule data to effectively identify deviations from the project plan in a timely manner. With this level of control, the owner is positioned to make decisions in a proactive environment versus reactive when potential deviations occur.

Project controls will utilize Primavera Suretrack, Microsoft Project and American Contractor Accounting Systems as primary tools to ensure accurate and timely reporting.
The schedule will be task loaded with the critical path recognized. The reporting tools will contribute the added value of real time data, providing the core management team with the information necessary for sound decision making. When coupled with the significant similar project experience of SSW & BUSH management, project success is insured.

PLANNING
One of the first project management tools the team will employ in planning the project involves work structure. The work breakdown structure will detail the project into manageable components or work packages. The WBS will become the basis for controlling and coordinating all design and construction elements of the work.

ESTIMATING & COST CONTROL
The SSW & Bush team will employ their recent experience in similar projects to incorporate accurate cost information, alternate building system ideas, value engineering options, systems/equipment operation, and maintainability information. Using this experience will result in prudent business decisions relative to the project budget.

On going evaluation and verification of project cost estimates based upon current labor cost surveys, availability of proposed construction materials, and efficient system design will occur in parallel with the value engineering/cost verification effort.
